Finding a unit that has the proper zoning for your needs is easy if you are operating a retail or medical company. Difference between Industrial (B1) and Industrial (B2)
Both B1 and B2 level properties are both zoned for industrial purposes. The difference between the two levels of industrial use mainly have to do with how large of a buffer zone is required so that the environmental impact that a company has on its surroundings. B1 zoned units will allow you to operate if you do not need a buffer that is not greater than 50m. This means that they are suitable for light industry that does not cause a lot of pollution or disturbance to the areas around it. B2 zoned units, on the other hand, are designed for heavier manufacturing that may cause more of a disturbance in the surrounding area. Buffers for B2 zoned enterprises are ones that need a buffer that is larger than 50m.
What to Look for in a B1 Zoned Unit
If you have checked with the relevant authorities and have found that your company has a B1 rating you can begin to look for units to house it. There are a few features that you may want to look for when you are choosing your unit. Some will have to do with the space itself and others will have more to do with the building where your unit is housed.
One thing to consider is what kind of parking or infrastructure is in place that will make it easy for you to get your goods in and out of your unit. Some good things to look for include freight lifts, cargo bays and loading equipment. The style of the unit is also important. You may want to make sure you look for high ceilings and flexible inner layouts where you can add an office if required.
Your workers may also appreciate certain features that will give them a good work-life balance. Options to look for may include basketball courts, gyms, eateries or nearby shops that will allow them to relax during their downtime. Once you have viewed a few different units you will be able to determine which features will be the most important to you and which may not be required after all.
